We await the year end report, however, we already have some good data. While the average sales prices on the North Coast, from Astoria to Waldport were down 2.9% as of December 1st, many northern beach destination community values are up. Specifically, the Manzanita residential average sales price climbed from 427.5K to 472.4K Y/Y, a whopping increase of 7.9% as of Dec. 1. The number of unit sales increased as well at 82 residential units up 14.7% Y/Y. We are also seeing a clear increase in land sales and land sales prices in Manzanita with 18 parcels closed as of Dec. 1 at an average of 171K. In a resent conversation with a lender at Pacific Bank, we noted that financing is now becoming available for land purchases. This is significant.
