The 2015 sales data is complete. Overall on the north coast, pending sales rose a whopping 26.8% and closed sales finished the year at 23.2% over 2014. The total listings year over year were nearly identical with only a slight rise of .02%. However, what is selling and where may surprise you.
Residential sales specifically, by town:
Manzanita sales for 2015 were up 14.1% with the average price of 467K. Up 9.4% for the year.
Nehalem pending sales in the 97131 were up by 36.1% however the average sales price was down 6.1% to 194K.
In Tillamook County, Wheeler saw good activity in pending sales and modest growth in the average sales price, respectively, up 150% for the year with an average price increase of 7.9% at 225K.
Falcon Cove and Cove Beach were flat in terms of 2015 pending sales this year at 0% or 14 units pended with 12 closed. The average sales price moved slightly downward -2.6% to 558K.
Arch Cape also saw a reduction in the number of units sold with 4 new listings, 3 pended and an average price decline in 2015.
Cannon Beach and Tolavana also showed interesting figures. CB showed 112 listings for the year and a drop from 418K as the average sales price to 350K down -27.6% with 70 closed sales compared to 86 in Manzanita.
There were more residential units listed, pended and sold at a higher average price in Manzanita than Cannon Beach this year. Interestingly this also holds true for commercial real estate with Manzanita leading trends in number of units listed, pended and closed, and with a higher average sales price than Cannon Beach commercial listings by over 150K in 2015.
Properties south of Oswald State Park are trending to be sure.
