Getting straight into it, we have had nothing but rain down here, months of it. Not great weather for walking on the beach but in real estate there has been a bit of sun shining down on us. That's a good thing.
In the 97201, Arch Cape, Cove Beach/Falcon Cove there were two homes sold at an average sales price of 447K down 6.9% year over year. We also saw one lot move for 77k.
In the Manzanita, we saw two new listings, three pending sales and four closed sales with an average sold price of 511K. We're up year over year by 5.3%. No surprise in those numbers as we have had a steady stream of calls this year to date.
Nehalem has also seen an early boost this year with three new listings, five pending sales and four residential sales in January. Nehalem is up year over year by over 66%. Off to a good start.
Wheeler has been real quiet with no new listings or pending sales in January. One residential unit closed at 322K which puts Wheeler's average residential sales price out of the gate down 4.1%
Inventory is very low at this time but per the usual trend, we expect to see a surge of new listings hitting the market in the next two months. Perhaps we will get some sun to go with them.
