April sales statistics are in and property is moving in Manzanita. Pending sales for April Y/Y are up 140% with 12 homes pending and an average sales price of $367,900. Lower than the average YTD price of $421,300. Closed sales year to date are up 11% over 2015 with 21 sales so far this year. But again, there has been a lot of pressure on the lower end of the market with an average sales price of 398K.
Remodeling and new home construction is really showing solid growth. We have reports from local contractors that they are very busy in maintenance, roofing, remodeling and new construction. Lead times are getting longer. A drive though town with all of the new construction going on is telling.
Land sales are seeing a push as well with 7 lots sold YTD in the 97130, Manzanita zip. This is a big change, with the average price pushing up to 152K.
We are expecting a very strong spring and early summer. Inventory in very balanced with low inventory hovering around 40 homes plus or minus.
