Thank you for your patience as we catch up from a very busy late summer and early fall. Below is a summary of home data for the last three months in the City of Manzanita, 97130.
As of this post, the number active residential units is 25 with an inventory of 5.6 months. The total number of residential homes listed between August and November were 23 and the total number of units sold was 20, giving us a nearly balanced residential home market. The minimum unit sold price was 231K with the average home selling for 409K. The median home price was 369K. The median price is the sales price of the home in which one half of the homes sold for a lower price and one half of the homes sold for a higher price relative to this specific property.
The maximum closing price in the Manzanita Neahkahnie area was 1.2 million which Meadow and I sold for our Cascade Sotheby's International Realty clients.
In other analysis, for the months of August, September and October, 30 Manzanita beach homes pended. Year over year, residential unit sales averaged down (-.52%) compared to August through October 2015. However inventory is much lower than normal as many of you shopping for that special beach home are aware.
In summary, the market is essentially balanced, inventory is low and the bulk of the current buying pressure is on the <500k price point.
